Three Phases, in This Order

Each phase exists to make the next one calmer. Skipping the first two is how renovations end up over budget, behind schedule, and slightly wrong.

  1. Phase 01

    Observe

    Before we design anything, we watch how you actually live.

    Most renovations start with a Pinterest board. Ours start with a walkthrough. We look at how light moves through the rooms during the day, where the family really gathers, what gets used every morning and what has been ignored for years, and which parts of the existing home are worth keeping.

    In the Research Triangle, that usually means a post-2000 home with a builder-grade kitchen or bath that works but never felt finished. Observing first tells us what the project is really about — and keeps us from solving the wrong problem beautifully.

  2. Phase 02

    Decide

    Every decision is made — and seen in 3D — before construction begins.

    This is the phase most renovations skip, and it is where budgets and timelines are actually won or lost. We resolve the layout, cabinetry, tile, countertops, fixtures, lighting, and finishes as one cohesive plan, and you see the finished space in 3D before a single tile is ordered or a wall is opened.

    The output is contractor-ready documentation: specifications a licensed contractor can bid and build from, not a mood board they have to interpret. Change orders come from decisions made mid-construction; we make them beforehand instead.

  3. Phase 03

    Build

    One point of contact from the first day of construction to the final walkthrough.

    This is the phase homeowners underestimate most. A renovation is a supply chain: several trades working in sequence, a dozen or more vendors, material orders with lead times measured in weeks, deliveries that have to land in the right order, and a design that only survives if someone is checking every substitution and every site decision against it. Managed loosely, that complexity is where schedules slip and the finished room stops matching the plan.

We coordinate our network of vetted, licensed, and insured contractors, sequence the trades, place and track material orders, schedule deliveries, review substitutions against the specifications, and walk the punch list — keeping the project on schedule and faithful to the design, with one point of contact for you.

    If you already have a contractor, or you're outside the Triangle, the same design phase is available on its own: you receive the complete plan and documentation, and your builder executes it.

Design before construction

Every material, layout, and finish decision is resolved before contractors begin. It is the single most effective way to prevent mid-project changes and the change orders that follow them.

You see it before you pay for it

3D visualization means the first time you see your kitchen isn't demolition day. Layout, color, and material questions get answered on screen, where changes cost nothing.

Someone has to hold the plan

Contractors, vendors, material orders, deliveries, and a schedule all have to move together — and a design only survives construction if someone is protecting it at every decision. That coordination is a discipline of its own, and it is the reason one studio carries the project from first concept to final walkthrough.

No markups, no sourcing fees

What does 'observe, decide, build' mean in practice?

It's the order we work in. Observe: an in-home consultation where we look at how you actually live in the space before proposing anything. Why does Finch insist on finishing the design before construction starts?

Because change orders come from decisions made mid-construction. When the layout, materials, and specifications are settled beforehand and the contractor is bidding on a complete plan, there is far less room for surprises in cost or timeline. It also means you are choosing tile at a design table, not on a job site with a crew waiting.

What does project management actually involve during construction?

Keeping many moving parts aligned: sequencing the trades, placing and tracking material orders with their lead times, scheduling deliveries so they arrive in the right order, reviewing every substitution against the specifications, resolving the questions that come up on site, and walking the punch list at the end. The goal is simple to state and hard to do — finish on schedule and exactly as designed — and it is why Finch treats coordination as a core service rather than an add-on.

Do I have to use Finch's contractors?

No. For homeowners in Cary and the Research Triangle who want end-to-end delivery, we coordinate with our network of vetted, licensed, and insured contractor partners. If you already have a contractor you trust, you can engage us for the design phase only and hand them the contractor-ready documentation.

Can I work with Finch if I'm not in the Triangle?

Yes. The design phase is available nationwide through E-Design: you receive the 3D concept, material and finish selections, and documentation, and a local contractor executes it. Construction coordination is offered in Cary, Raleigh, Durham, Chapel Hill, Apex, and the surrounding Research Triangle.

How does Finch charge? Are products marked up?

We are paid for design and project coordination. We do not mark up products or charge sourcing fees — trade partner discounts from brands like RH, Pottery Barn, Crate & Barrel, West Elm, Rejuvenation, and CB2 are passed directly to you.
